Empty buildings, still looked after

An empty building gets noticed. Metal thieves, squatters and fly-tippers look for the same signs: a door nobody has tried, a window that stayed broken. We visit or stay on site, check the doors, boarding and fences, read the meters and write up the state of the property every time, whether it sits empty for a few weeks between tenants or for months awaiting redevelopment.

Patrols cover the inside of the building as well as the outside. Some visits run to a schedule and some are random, so anyone watching the property cannot learn the gaps.

Inside and out

Officers walk the rooms as well as the yard, the roof line and the car park.

Timed and recorded

Each visit is logged with the time it started and what was checked.

Matched to your insurer

Many unoccupied policies ask for a visit at least weekly. The plan is built around whatever yours says.

A guard on site for high risk.

Some empty buildings need someone there all the time: a high-value site, a property that has already been targeted, a street that draws attention. A static officer holds the entrances overnight and through the weekend.

On site, not dropping in

An officer stays for the hours you set.

Entrances held

Doors, gates and the yard are watched for the whole shift.

Quick to act

An attempted entry is dealt with on the spot, then reported.

The weak points get checked first.

Most break-ins use a weakness that was there to see beforehand. Officers try the doors, boarding, fencing, ground-floor windows and roof access on every visit and report anything that has moved. Where a gap keeps reopening, steel screens, fencing or a temporary alarm can close it.

Doors and boarding

Pushed, tried and looked over for fresh tool marks.

Fences and shutters

Gaps, cut panels and loose padlocks noted and photographed.

Roof and upper floors

Ladders, bins pushed against walls and open skylights flagged.

Squatters stay out when someone shows up.

Occupation is far harder to undo than to prevent. Regular visits tell anyone sizing up the building that it is watched, and signs of an attempted entry are picked up early.

Seen at odd hours

Uniformed officers and marked vehicles at times nobody can plan around.

Early signs spotted

Disturbed boarding, fresh rubbish or a light on inside gets checked at once.

Evidence kept

Times, photos and notes recorded, ready if lawful removal is needed.

Small problems found while they are small.

Each visit ends with a short note on the state of the building, on a template you agree with us. A slow leak, a cracked window or a pile of dumped rubbish shows up in the log that night, not a fortnight later.

Condition and meters

Leaks, damp and damage noted, with gas and electric readings taken if you want them.

Dumping and vandalism

Recorded with where and when, so you can deal with it and claim if needed.

Photos where useful

Added when they help you or your insurer see the problem.

Keys held, building made safe.

We hold the keys and meet contractors, surveyors and agents on site, so you do not have to drive over for every viewing. We can also arrange the jobs that make an empty building harder to use: lock changes, letterbox sealing, draining down the water and isolating supplies.

Keys held securely

Signed out only on your instructions.

Visitors let in

Contractors, surveyors and viewings met at the door and seen off the premises.

Locked up after

The building is checked, secured and the visit logged once everyone has left.

Built for what empty buildings attract.

Vacant property tends to go wrong in familiar ways. Each part of the service is set up against one of them.

Break-ins and squatting

A building nobody visits is an easy target. Regular, varied visits make it a harder one.

Cable and metal theft

Stripped wiring and pipework cost far more than their scrap value. Plant rooms and meters are checked each visit.

Insurance conditions

Unoccupied cover often depends on inspections at set intervals. Every visit is timed and recorded.

Damage nobody reports

A leak found early is a small repair. A condition note comes with every visit.

How it works

From a site survey to regular checks.

  1. 01

    Site survey

We walk the building inside and out, note the weak points and ask what your insurer requires.

  2. 02

    Security plan

Visit times or static hours, what gets checked, keyholders and who we call, agreed in writing.

  3. 03

    Deployment

Licensed officers start visits or take up the post, often at short notice.

  4. 04

    Reporting

A timed log and condition note after each visit, with photos and incident reports when needed.

Patrol or static

Officers on site, or an alarm alone.

An alarm tells you someone is already inside. Officers on the ground stop most attempts earlier and keep a record your insurer can read.

Deterrence

Seen often

Uniformed officers and marked vehicles at varied hours show the building is watched.

Weak points

Tried by hand

Doors, boarding and fences are tested each visit. A sensor only notices once they fail.

Condition

Written up

Leaks, damage and dumping get reported. An alarm says nothing about them.

Insurance

On record

Timed visit logs show the inspections took place.

Level of cover

Your choice

Patrols suit a low-risk building and a static post suits a targeted one. You can move between them.

The rules

SIA licensed

Guarding someone else's property for pay needs an SIA licence. Every officer we send holds one.

FAQ

Questions about empty building cover.

How often should an empty building be visited?

It depends on the building, where it is and what your insurer asks for. We look at all three on the survey and suggest a pattern, from one visit a day to several a night.

Can you meet our insurer's inspection conditions?

Tell us what the policy says and we will build the visit plan around it. Every visit is timed and recorded, so you can show the inspections happened.

When is a static guard better than patrols?

When the building is high value, has already been targeted, or sits somewhere that draws attention. If patrols will do the job, we will say so.

What if someone has already got in?

Officers record what they find, avoid confrontation where it is unsafe and contact you and the police where needed. Times, photos and notes can support removal proceedings.

Do you hold keys and let people in?

Yes. We hold keys securely, meet contractors, surveyors and agents on site, then lock up and log the visit.

How short or long can the cover be?

A few weeks between tenants or many months before redevelopment. Reports can come weekly, fortnightly or monthly, and the plan is reviewed if the building or the risk changes.
