ServicesEvictions & land recovery
Get your land and buildings back.
When people are living or camping where they should not be, how you get them out matters as much as how fast. Every eviction we support is carried out lawfully, under a court order, a writ or common-law rights as appropriate, with certificated enforcement agents or bailiffs where the law requires them. Afterwards we clear the site and secure it so nobody walks straight back in.

Tenant evictions, done by the book.
A tenant can only be removed under a court possession order, and the eviction itself is carried out by court bailiffs or certificated enforcement agents. We support the day: officers on site, locks changed, belongings recorded and the property made secure.
Court process first
We step in only once the possession order is in place.
Enforcement agents
The officers the law requires carry out the eviction itself.
Property secured
Locks changed and openings boarded or screened the same day.

Squatters out of commercial buildings.
Squatters in an empty office, shop or warehouse have to be removed through the right legal route, usually a possession order. Once the building is back in your hands we clear it, check it for sharps and close every way in.
Right route first
We explain the usual steps and work alongside your solicitor.
Careful clearance
Rubbish, needles and abandoned belongings removed safely.
Re-secured
Steel screens, new locks and patrols to stop a return.

Unauthorised encampments on private land.
Vehicles and caravans turn up on fields, car parks and industrial estates, often over a weekend. Depending on the land and the circumstances, removal may rest on common-law rights, a court order or police powers. We act on the route that applies and keep things calm.
Quick assessment
We visit, record the encampment and talk the options through with you.
Calm removal
Notices served and the move managed steadily, with police involved where needed.
Entrances closed
Concrete blocks placed as soon as the land is clear.

Fly-grazing horses removed properly.
Horses left on your land without permission are your responsibility until they go, welfare included. In England the Control of Horses Act 2015 sets out what a landowner may do, starting with telling the police within 24 hours. We help you follow each step.
Welfare first
Food and water checked, and a vet called if an animal is unwell.
Notices and records
Notices posted and photographed, and the police told.
Removal arranged
If no owner comes forward in the time allowed, the horses are moved on lawfully.

Cleared, secured, and kept that way.
People often try to come back within days. After the eviction we clear what was left, change locks, fit screens or blocks and, where the risk is high, put patrols or an officer on site.
Clearance
Waste and abandoned items moved by licensed waste carriers.
Locks and screens
Every way in closed off before we leave.
Follow-up cover
Patrols, a static officer or a K9 team for the first nights.

Recorded at every step.
If it goes back to court or your insurer asks questions, you will want a record. We log times, photograph the property and any damage, and send you a written report.
Before and after photos
The land or building as we found it and as we left it.
Timed log
Who was there, what was said and what happened.
Written report
Sent to you, and to your solicitor if you wish.

Built for situations that drag on.
Every week people stay costs you money, damage and worry. We help bring it to a lawful end and stop it starting again.
Waiting on the paperwork
Officers and clearance lined up so the day the order takes effect is not wasted.
Damage left behind
Waste, sharps and broken fittings cleared and recorded.
People coming straight back
Locks, screens, blocks and patrols put in the same day.
Unsure what the law allows
We explain the usual routes and work alongside your solicitor.

Doing it right
Lawful removal, or going it alone.

The rules
Lawful process

FAQ
Questions people ask about evictions.
Can you evict a tenant for us?
Not on our own. A tenant can only be evicted under a court possession order, carried out by court bailiffs or certificated enforcement agents. We support that day and secure the property afterwards.
How fast can an encampment be moved on?
It depends on the land, how long people have been there and which legal route applies. Some cases move within a day or two, others need a court order. We will be honest about timings.
Are your officers police?
No. We are a private security company and never claim police powers. Where a crime is happening, we call the police.
What about horses grazing on our land?
In England the Control of Horses Act 2015 sets out the steps, starting with telling the police within 24 hours. We help with welfare checks, notices, records and arranging removal.
Do you clear the property afterwards?
Yes. Waste goes with licensed waste carriers, sharps are handled safely, and the building or land is secured before we leave.
Do we need a solicitor?
For court orders and writs, usually yes. We work alongside your solicitor and can tell you when it is time to bring one in.
